House renovations are a significant expense, and here are a few of the projects that account for more than half of the total renovation costs.
Replacing water heaters and boilers
When buying a house, it is recommended to look at the age of the boiler and water heater. The average water heater has a lifespan of about 10 years, and the boiler may reach 15 years. If both pieces of equipment in your home reach that age, it may be time to consider replacing them.
Typically the cost of replacing a boiler is over $7,000 and the cost of replacing a water heater is over $1,200. So if you replace both at the same time, it will probably cost tens of thousands of dollars.
Roof Renovation
Replacing your roof is a big expense, but a new roof will not only improve the appearance of your home and make it appreciate, but it will also solve some of the problems of roof leaks and moisture in the attic.
Roofing materials vary in price. Usually the most common is asphalt shingles, which last about 20 years and are relatively inexpensive.
However, brick roofs or slate roofs can be much more expensive in relative terms, with a life expectancy of 50 years or more. Another factor in the price of roofing is the slope of the roof.
Some roofs are so steep that they can't fit the building materials and tools, and even the workers can't walk on them.
This type of roof is a pain to work on each time, adding to the time and difficulty of construction, and naturally more expensive than a flat roof replacement.
Typically, replacing an average asphalt roof of about 1,500 square feet will cost more than $7,000, sometimes more than $15,000.
Kitchen and Bathroom Renovations
Kitchen and bathroom renovations are expensive, but a good kitchen and bathroom will greatly increase the value of your home.
Typically, kitchen remodels cost between $8,000 and $25,000, and toilet remodels cost between $2,000 and $7,000. High-end kitchen and bathroom remodels can cost $50,000, and over $100,000 is possible.
Flooring Replacement
This is another project that adds value to your home, and the cost of flooring varies greatly depending on the material.
Now more economical laminate flooring, although there is no solid wood flooring 100% pure natural feeling, but the price is cheap, solid wood flooring is also not suitable for areas with high humidity.
In terms of life, solid wood flooring can be used for a lifetime if it is well maintained, while laminate flooring can only be used for decades.
In terms of cost, replacing 1,000 square feet of laminate flooring costs less than $10,000, while solid wood flooring varies greatly depending on the wood.
Asbestos Treatment
In New York, all homes built before 1987 are required to have an asbestos report. By law, if asbestos is found in a home, a licensed asbestos treatment company must be hired to treat it. The cost of asbestos treatment is expensive, often in the tens of thousands of dollars.
So when we design and build, we often recommend that if asbestos is found in a room, try not to move it. If those areas were originally planned to be demolished or perforated, try to change the design plan to save budget.
Replacing windows and doors.
Replacing windows and doors can also be a significant expense. This is because the average house has a large number of windows and doors. It costs $5,000 to $6,000 or more to replace a dozen windows and doors in a house.
Paint
It may seem that the unit price of paint is not high, but often the whole house needs to be painted and the area is large. For a typical house of about 1000 square feet, painting the ceiling and four walls, the area to be painted is often more than 2000 square feet, and ordinary painting costs 4 or 5 thousand dollars, while the cost of using high-grade paint may exceed 10,000.
Trash Removal
Don't overlook this hidden cost. We often have to clean up a lot of trash during the renovation process. In New York, construction debris removal is also a cost. The garbage trucks here usually have 20Yard and 30Yard capacity. One truckload of garbage may cost $700 or $800. So, if there is a lot of stuff removed from the interior of the house, it is likely that the garbage fee will be $3,000 or $4,000.
Drawing application and building bureau submission fee
Finally, don't forget that you have to draw drawings for approval before you start renovation to get a permit to start work. Without a start permit, you will be fined and ordered to stop work by the building bureau and recorded, which will affect the future sales of the property. This cost will again range from 3 or 4,000 to 5 or 6,000.
